29 Cornwall Place, Tata Beach, Golden Bay

We’ve reviewed various council owned properties across Tasman District and identified some as potentially being surplus to requirements.

One of those properties is at the northern end of Tata Beach at 29 Cornwall Place (outlined in blue on the image below).

The property adjoins Cornwall Place Reserve and Tata Beachfront Reserve.

The property that was acquired in 1993 is freehold land and has been used for a combination of public access to the northern end of Tata Beach, informal public carparking, and ancillary commercial use.

A formed but informal track across the property provides public access between Cornwall Place and the Tata Beachfront Reserve. The former Sea Scouts building located on the site is owned by the Council.

A commercial kayak company, Golden Bay Kayaks, operates from the adjoining property at 27 Cornwall Place and has historically used part of 29 Cornwall Place for kayak storage and operational purposes.

While this property is not zoned as a reserve or vested as reserve, it has primarily been used for community and recreational purposes, so we want community feedback before any final decision is made.

We want to know which potential option you prefer for this Council-owned site at Tata Beach and why:

Option A – Sell the entire site on the open market
Council would dispose of the full property. The land would no longer be in public ownership, and Council would not have an ongoing role in how the site is used. This option would provide a capital return to Council.

Option B – Sell part of the site and retain part
Council would undertake a boundary adjustment and sell approximately half of the property to the adjoining landowner (Golden Bay Kayaks), with the remaining land added to Cornwall Place Reserve. This would result in part of the site remaining in public ownership, while part would become privately owned. Council would receive a more modest capital return.

Option C – Retain the site and grant a lease
This would preserve the status quo. Council would keep the entire property in public ownership and grant a long‑term commercial lease to the adjoining landowner. Council would continue to own the land and set lease conditions, while the site would continue to be used in part for commercial activity.
